Deed from Solomon Adams to Timothy Root

To All People to Whom These Presents Shall Come: Greeting
 
Know you that I, Solomon Adams, of Farmington in the County of Hartford and State of Connecticut, for the consideration of nine pounds lawful money received to my full satisfaction of Timothy Root of said Farmington do give, grant, bargain, sell, and confirm unto the said Timothy Root and to his heirs and assigns forever one piece or parcel of land scituate in said Farmington and part of the 52nd Lot in the Southeast Division, so-called, and contains nine acres and a half as the same lyeth undivided with the rest of said lot, and the whole lot contains twenty-two acres, three roods, and twenty-eight rods, as is butted as by the records may appear, references thereto being had.
 
To have and to hold the above granted and bargained premises with the appurtenances thereof unto him, the said Timothy Root, and to his heirs and assigns forever, to his and their own proper use and behoof.  And, also, I, the said Solomon Adams, do for myself and my heirs, executors, and administrators, covenant with the said Timothy Root and with his heirs and assigns that, at and until the ensealing of these presents, I am well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form, as is above written, and that the same is free of all encumbrances whatsoever.  And, furthermore, I, the said   Solomon Adams, do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises to him, the said Timothy Root, his heirs and assigns against all claims and demands whatsoever.
