Deed from James Wadsworth to Elijah Wampey

To All People to Whom These Presents Shall Come: Greeting
        
Know you that I, James Wadsworth, of Farmington in the County of Hartford and Colony of Connecticut in New England for the consideration of thirty pounds lawful money received to my full satisfaction of Elijah Wampey of Farmington aforesaid do give, grant, bargain, sell, and confirm unto the said Elijah Wampey and to his heirs and assigns forever about ten acres of land situate in Farmington aforesaid, be the same, more or less, and is butted and bounded as follows, namely, north, part on Elijah Wampey's land, and part on highway, and part on land of John Porter, Jr., south, part on highway, part on Hezekiah Wadsworth's land, and part upon Thomas Cowles's, and Elnathan Gridley's, east highway entering within four rods of the common fence (enclosing the common field), west on land of John Porter, Jr.
 
To have and to hold the above granted and bargained premises with the appurtenances thereof, unto him, the said Elijah Wampey, and to his heirs and assigns forever, to his and their own proper use and behoof.  And, also, I, the said James Wadsworth, do for  myself and my heirs, executors, and administrators, covenant with the said Elijah Wampey, [his] heirs and assigns, that at and until the ensealing of these presents, I am well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all encumbrances whatsoever.  And, furthermore, I, the said James Wadsworth, do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises to him, the said Elijah Wampey, and to his heirs and assigns, against all claims and demands whatsoever.
