Deed from Abigail Shilling to Isaiah Rowe

To All People to Whom These Presents Shall Come: Greeting
 
Know you that I, Abigail Shilling, of Farmington in the County of Hartford and State of Connecticut, do for the consideration of seventeen pounds, ten shillings lawful money received to my full satisfaction of Isaiah Rowe of said Farmington in the County of Hartford do give, grant, bargain, sell, and confirm unto the said Isaiah Rowe of said Farmington and to his heirs and assigns forever two pieces or parcels of land, the one lying in the old Indian Grant Lot 21, so-called, with dwelling house standing thereon, containing six acres, butting and bounding as followeth: south on land belonging to Solomon Mossuck and Timothy Root, west on land belonging to Timothy Root, north on land belonging to Captain Timothy Root, east on land of Hannah Meazon's heirs, the other piece lies west of the old Indian Grant, so-called, containing one acre and half, be the same more or less, east on highway, south on land of Captain Timothy Root, west on highway, north on Abigail Sanchuse.
 
To have and to hold the above granted and bargained premises with the appurtenances thereof unto him, the said Isaiah Rowe, and to his heirs and assigns forever, to his heirs and assigns forever, to his and their own proper use and behoof.  Also, I, the said Abigail Shilling, do for myself and my heirs, executors, and administrators covenant with the said Isaiah Rowe and with his heirs and assigns that, at and until the ensealing of these presents, I am well seized of the premises as a good indefeasible estate in fee simple and have right to bargain and sell the same in manner and form as is above written, and that the same is free of all encumbrances whatsoever, and, furthermore, I, the said Abigail Shilling, do by these presents bind myself and my heirs forever to warrant and defend the above granted and bargained premises to him, the said Isaiah Rowe, and to his heirs and assigns against all claims and demands whatsoever.
