Deed from Andrew Curricomp to Timothy Root

To All People to Whom these Presents Shall Come: Greeting
 
Know you that I, Andrew Curricomp, a Native of Farmington, in the County of Hartford and State of Connecticut, do by and with the advice and direction of Hezekiah Wadsworth, one of the committee appointed to advise and direct in the sale of the Indian land for the consideration of one pound, sixteen shillings lawful money  received to full satisfaction of Timothy Root of Farmington, aforesaid, do give, grant, bargain, sell, and confirm unto the said Timothy Root and to his heirs and assigns forever one piece or parcel of land scituate in said Farmington and is the Fifth Lott in number in the late division of land belonging to the Indian Neck proprietors and lyeth west of the original Indian grant and contains two acres, one rood, and three rods and is butted and bounded north on a lot set to Charles Wampey, south on a lot set to Catherine Quichick or however otherwise butted and bounded.
 
To have and to hold the above granted and bargained premises, with the appurtenances thereof, unto him, the said Timothy Root, and to his heirs and assigns forever, to his and their own proper use and behoof.  And, also, I, the said Andrew Curricomp, do for myself and my heirs, executors, and administrators, covenant with the said Timothy Root and with his heirs and assigns, that at and until the ensealing of these presents, I am well seized of the premises, as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form, as is above written, and that the same is free of all encumbrances whatsoever.  And, furthermore, I, the said Andrew Curricomp, do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises, to him, the said Timothy Root, his heirs and assigns, against all claims and demands whatsoever.
