To All People to Whom These Presents Shall Come: Greeting
Know You that I, Sarah Wampey of Farmington, in the County of Hartford and State of Connecticut by the advice of Hezekiah Wadsworth, one of the Committee to advise and direct in the sale of Indian land, for the consideration of forty shillings lawful money received to my full satisfaction, Timothy Root of said Farmington, do give, grant, bargain, sell, and confirm unto the said Timothy Root and to his heirs and assigns forever one piece or parcel of land situated in said Farmington and is a part of the first lot belonging to the Indians called the Indian Neck Proprietors and of original Indian grant and contains two acres and a half and two rods of land and is an undivided right. And the whole lot is bounded as by the Proprietors Records may appear.
To have and to hold, the above granted and bargained premises, with the appurtenances thereof, unto him, the said Timothy Root, and to his heirs and assigns forever, to his and their own proper use and behoof. And also, I, the said Sarah Wampey, do for myself and my heirs, executors, and administrators, covenant with the said Timothy Root and with his heirs and assigns that at and until the ensealing of these presents, I am well seized of the premises, as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written and that the same is free of all encumbrances whatsoever.
And furthermore, I, the said Sarah Wampey, do, by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises to him, the said Timothy Root, his heirs and assigns, against all claims and demands whatsoever.
