Deed From Elijah Wampey to Timothy Root

To All People to Whom These Presents Shall Come: Greeting
                 
Know you that I, Elijah Wampey, late of Farmington, but now of Stockbridge in the State of Massachusetts Bay, for the consideration of three pounds lawful money received to my full satisfaction of Timothy Root of said Farmington do give, grant, bargain, sell, and confirm unto the said Timothy Root and to his heirs and assigns forever one piece or parcel of land scituate in said Farmington and is the First Lot in the Division of the old Indian grant on the west side of Pequabuck Meadow and lyeth at the west corner of said grant and contains five acres and a half and thirty-five rods and is butted north and west on highways, south on a lot set to John Peet, east on a lot set to Charles Wampey, deceased.
 
To have and to hold the above granted and bargained premises with the appurtenances thereof, unto him, the said Timothy Root, and to his heirs and assigns forever, to his and their own proper use and behoof.   And, also, I, the said Elijah Wampey, do for myself and my heirs, executors, and administrators covenant with the said Timothy Root and with his heirs and assigns that at and until the ensealing of these presents, I am well seized of the premises, as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form, as is above written, and that the same is free of all encumbrances whatsoever.  And, furthermore, I, the said Elijah Wampey, do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises, to him, the said Timothy Root, his heirs and assigns, against all claims and demands whatsoever.
